Why Bayside needs a program
About one in eight Bayside home sales is an inherited home sold by an estate, most of them co-op apartments that pass through a board. The year-by-year figures are in the Bayside Estate Report; each ring on the map opens that complex's page with every recorded sale.
Bayside sales are by an estate
120 of the 975 Bayside property sales recorded in 2025 had an estate as the seller. The share was the same in 2024.
Were co-op apartments
So most estate sales here go through a board and a managing agent, now on Local Law 58 deadlines.
Sold by Bayside estates in 2025
Median co-op about $320,000; median house or condo about $936,000.
Where the co-op estate sales are
Each ring is one of the 15 complexes with the most estate sales since January 2024; together they hold 150 of the 185 estate co-op sales recorded in Bayside. Every sale here passes through that building's board and managing agent, which is why the program starts with their questions.
Who it is for
The executor or administrator
The questions executors ask, each answered for Bayside: how to sell an inherited house or co-op, what it is worth on the date of death, letters, the lien release, the board, the timeline, the cash offer in the mail.
The executor who lives somewhere else
What has to happen in Bayside, what can happen from where you are, and who does which part.
The CPA or estate attorney
A written date-of-death value for a client's Bayside home, at no cost to the client, with every comparable sale listed.
What the program does
Seven phases. Each one ends with something in the executor's hands. Nothing has to happen this week except the first conversation, and even that can wait. The estate pays at closing, from the proceeds, and nothing before the home sells.
Intake
Who signs for the estate, what has been filed, which clocks are already running, who the attorney and CPA are. Delivered: the estate's timeline, with every clock on it.
The value as of the date of death
Built from recorded Bayside sales around that date, each one listed with its record. Delivered: the value letter, free, whether or not the home sells.
Clearing
Family items out, donation, a cleanout crew lined up and met at the door, and a number on anything worth fixing against what it would change. Delivered: an empty home, photographed, and a fix-or-not decision with costs.
Tracking the clocks
Letters, the lien release, the board. The attorney, the CPA and the managing agent do their parts; the program checks in with the executor's say-so and records where each one stands. Tracked, not chased. Delivered: a written status after anything moves.
The sale
Pricing from the same evidence as the value letter, the listing, showings, offers, and the buyer's package through the managing agent. Delivered: an accepted offer and a signed contract, on the executor's pace.
Closing
The board decision, the lien release and the attorneys' date, held in one sequence so nothing is found out late. Delivered: a closing with no surprises.
The estate file
Every status, every answer from the managing agent, every record used in the value letter, in one place the executor can hand to the heirs or the court. Delivered: the file, at closing.

A sale is a deed or co-op transfer tax filing of $25,000 or more. An estate sale is one where the recorded seller is an estate, executor or administrator; a few sales with abbreviated seller names may be missed, so estate counts are a floor.
